House Renovation for Profit
Rehabbing Means Risk and Reward

House Renovation for Profits
Most investors say they endure the greatest headaches but earn the most profit in the rehab sector of the real estate business. Sometimes the property requires just the basics like paint and carpet, but other times there's mold, asbestos, or foundation issues to deal with. Some investors choose to do the physical house renovation themselves, others hire professional contractors, or do a little of both. Whether you're tackling your first fixer upper or your tenth, the process goes more smoothly and you'll enjoy the transformation more by being flexible. Be willing to adapt to change. You never know what lurks behind walls. Whether it’s plumbing, electrical, or duct work, it could all require more money and time and you may not be able to tackle the problem the way you first intended... but that's OK. Change gears as needed. Don’t be afraid to ask questions at your local home improvement stores. Ask contractors you work with lots of questions and don't forget about your experienced investor colleagues. Allow others to share their knowledgeable and offer ideas on how to achieve your desired look and purpose. Enjoy the process. A house renovation well done brings great satisfaction in knowing you've turned an ugly duckling into a swan that someone will love to call home... and made yourself a tidy profit as well.
House Remodeling Project in the Works?
Impress Buyers Without Going Broke

House Remodeling Tip
Like it or not, it's a Buyer's Market. Buyers have more choices now than ever before and are able to "call the shots." Since competition for buyers is high, you must make your property just a little bit better than anything else on the street or in the neighborhood. Even small upgrades can pay off big. Consider these buyer-pleasing upgrades that don't have to break the bank during a house renovation:
Go green. Energy efficient products and household goods are attractive to buyers. If you need to replace items anyway, make improvements that are energy efficient such as adding insulation, replacing old windows, installing energy efficient appliances, and using low-VOC and zero-VOC paints and finishes (volatile organic compounds).
Improve flooring. Depending on where you live, tile and hardwood floors are showstoppers and easier to clean. Carpet is more expected in colder climates, but down south, you want open and airy. Even if you stick with vinyl flooring for high-traffic and "wet" areas, choose patterns and colors that mimic stone and other natural materials. Doing so adds depth and looks expensive, but it's not.
Add crown moulding and baseboards. Wider baseboards can make a room come to life, as does crown moulding. Sometimes 2 or 3 "layers" of crown moulding in various widths can add architectural interest, especially with higher ceilings. Framing windows and doors with moulding helps complete the look of a room—and can add curb appeal to the outside of the house as well. And all real estate investors know how important curb appeal is after a house renovation— you've got to get them in the door!
Add a deck or patio. Outdoor living spaces are nice features and really add value. If the yard is not so nice, a few flower planters can add color that dreary grass doesn't deliver. Many buyers want to purchase a home that already has a deck or patio so that they don’t have to undertake such a house remodeling project.

40 Uses for WD40 During House Remodeling

House Renovation secret!
WD-40 was created in 1953 by three technicians at the San Diego Rocket Chemical Company. Its name comes from the project that was to find a 'water displacement' compound. They were successful with the 40th formulation, thus WD-40. Although the ingredients in WD-40 are secret, according to the WD40 company website, it does NOT contain any known cancer-causing agents, has an indefinite shelf life, and can be your "secret tool" during a house renovation. Use it for cleaning tools, removing adhesives and other gunk, and of course de-squeaking doors and windows. WD-40 has many other uses, too:
1) Removes crayon from walls
2) Camouflages scratches in ceramic and marble floors
3) Removes black scuff marks from the kitchen floor
4) Gives floors that `just-waxed` sheen without making it slippery
